So many people are searching for the magic formula, and it seems that what many of these seminars are selling is the hope that it's all real, rather than having to roll your sleeves up and build it one little bit at a time through hard work, discipline, patience, and careful choices.I'd say that a person who purchases homes with cash, or through sensible use of leverage with enough equity to balance risk/higher returns, is displaying those qualities and is far from "stupid and lazy"!!

In the Chicago area $10k will give you a purchase maybe in Robbins, a small, grimey suburb or give you enough to run for the border, rob a cigarette store for 5k more and buy a small sfr in Gary or East Chicago, Indiana.

Kristine Marie PoeI have bought them as a set (vanity, framed mirror, stone top for vanity, faucet and light) from vendors that sell kitchen cabinets.But I think Loews and HD sell them not as a set but they usually match up a vanity with a mirror in the vanity display aisle from what I recall.

I got a guy trying to sell me a duplex on the good/bad price hill border that could make close to $500 a month and I'd only have to put 4k up.
