@Andrew Johnson nobody has to beg me for my time you’ll be more likely to say “how do I get this guy to shut up” LOL I’m always looking for an ear to bend and I always learn something in the process!! 

Quality is first, and can bend on fast and would like to pay a reasonable (not cheap or top dollar).

Also- I'm from Bend so, small world. 

I plan to invest in buy and hold properties (rentals) in the North Chattanooga area (mainly the area east of I-27 and south of Altamont Road directly above the horseshoe bend in the Tennessee River).

We send the fines, the owner passes the fine onto the tenant and the tenant finds some way to bend the rule.

I am worried about being over leveraged on the property but as long as we keep the ADU rented we should be ok, and ARB is possible as Bend is a very touristy destination.We would like to move in a year or two when our last daughter gets out of school and rent both portions of the house or sell outright.This is our first deal and to be honest I am pretty darn nervous and so is my wife about these numbers as they are very big for us.

There is no way to predict for sure whats around the bend but keep your ear to the ground and eyes focused on good solid investments, sticking to the basics and never giving up.

I'm also in San Diego (mission hills) and have actually been looking at Carlsbad as a place to buy another home (I now have kids as Carlsbad is as "suburb" as I can bend).
