Most agents simply aren't that good.

In sum, I understand that ads aren't ideal for all of the users but I think BP does a good job of finding brands that align with investors, and I don't really see any way for BP to be able to continue to provide free real estate resources without them

Hey Sara, with 3 of 4 tenant non-paying you've definitely got your work cut out for you.I don't know what work is being done right now but in my experience non-paying tenants aren't exactly cooperate when contractors.My suggestion would be to get rid of the non-payers ASAP.

So if those aren't in order, you start by getting them in order.  

We have tenants add .5x for a pet deposit in lieu of a $500 pet deposit (2.5x or 3.5x respectively) however there are some new pet fee and pet deposit laws coming in Colorado January 1, 2024 and we aren't yet sure how these caps on pet deposits will impact our use of Rhino for this purpose (see below re: legal definition of "Security Deposit").What questions do you have?

They have gotten repair quotes 2x what the market is (I'm convinced contractors give PM super high numbers because they know they can), they put the contract in touch directly with the tenant (so they aren't even managing the repair), and now they don't seem to be acting very quickly to collect rent or get the tenant out.  

If those skills aren't you or you don't want to commit the time to managing that process, take the lower risk option and go turnkey 

It sounds simple, but if you aren't willing to change your life, your life won't change.
