Finding the right seller who is motivated that will get you a great deal is key! 

It was my first accomplishment my motivation and shows me a reason to keep going.

So filling a pipeline of qualified and highly motivated buyers and sellers is key.

The city lien list has more motivated sellers though.

The "BRRRR approach" requires BARGAIN buying (eg. from motivated/distressed Sellers).

Tragedy leads to opportunity in this field...hence the motivated seller.

My main motivations for getting my license is learning laws relating to Real Estate, access to MLS, access to properties without needing to wait for or bother an agent, the training I would receive for contract writing.. also steps preparing for closing etc.

You obviously have the entrepreneurial mindset and are very motivated.
