Like they say.. it’s better to have small percentage of a deal than no deal at all

My plan currently, is to start small with high cash-on-cash returns to learn and build equity, then re-invest in bigger properties.

Like most have already stated, there will always be some type of curve ball in a flip, small or big. 

Since you're also considering out-of-state investments, I suggest starting with small turnkey properties while building your team.

Being able to send a small amount is convenient but its bery u likely to yield the results you are looking for.
