This guy, Leland von Syring of Charter Financial claims to have been around since 1997 with his company in the note business, and to me it doesn't seem to be a scam or anything.

Although the broker is claiming it is under-rent and a pro-forma NOI can be as high as $52,883.

Or, if you buy them out nicely when it's a dump, and then you renovate it, they later claim they would have done that.

I'm not claiming that running this outfit is passive investing, not by a long shot.

I wonder what else he has stopped you from claiming for 28 years.

I have actually seen people that claim to have a great investment, but neglected to put something like property taxes, repairs, insurance, management fees, or payroll in their numbers.
