I don't think your first property needs to be perfect, but doing the work in advance gives you the possibility of refi (in a good rate environment) or more equity on a HELOC.

That is a deal-killer for some groups and others will cut back leverage, so be prepared that way2) Make sure it is with a lender that is licensed in ID, it has some different rules up there so confirming ahead of time would be good.3) Include those monthly escrows into your monthly expense calculation, DSCR lenders do, so make sure you are on the same page4) With that, make sure that the lender you work with will go down to 1.0 on their DSCR if it is going to be tight.Good luck in your decision!

Hi @Alex Lee I would avoid 203K loan and work with conventional renovation loan based on knowing you'll be forced to use 203k certified contractors which will cost more money and offer inflated pricing because they must follow 203k guidelines.

Hi I'm gege new to the site starting the Wholesale investment and need help finding seller, where should I brand myself is there an email pitch or a call pitch I can send to seller, like people in foreclosure, or bankruptcy, or late payment and where will I get the ARV, Repair Value, Offer The price that you need to get it under contract for and where do I get the contract form and if I get a seller and a buyer how do I get a legal person to handle all the paper work for closing.
