Too far away from the local college for walking (approximately 3 miles) and the property is located in a different city as the college which has a poor reputation.

The sales price would be $200,000, the property rehab would be approximately $80,000-$100,000 and the ARV would be anywhere from $400K-$450K.I’ve secured preapproval for a conventional homesense loan but the closing time on that is 45-60 days.The seller needs to have a fast close so I’m exploring HML or other options.I’m a first time rehabber so I’ve noticed that most HML lenders have really awful terms for first timers.I’m in North Carolina and was hoping somebody could direct me to reputable lenders that will work with me.

I personally do give breaks to repeat clients, so maybe talk to him.her about discounts on future deals.YOu can call around and see what other reputable agents are charging in the area.When you say a finders fee for off market deals, these may be deals where the seller is not paying a commission and he/she is using her network to find flips, foreclosures, probate. etc.

Hi all,My name is Ray Southern and I'm looking to break into the world of REI.I've been a web engineer in Chicago for going on 15 years now, almost completely self-taught.It's been a great career, but I need to start looking ahead to retirement.I have no experience in real estate, except a condo I bought in 2008 as my primary residence, right before the market tanked.I'm still in the condo, did some refinancing, and plan on keeping it for good (great neighborhood), maybe renting it out if I start a family and need to move.My overall plan?
