This includes family vacation homes, business property, etc.  

There are also a lot of people converting some of their units to vacation rentals, which further skews the numbers. 

I do not want spend my W2 income to cover house mortgages, to not have pressure if things like layoffs will happen, so my plan is to buy house in a good neighborhood that may have appreciation and some minimal cash flow after all expenses (management, maintenance and vacation).

Drive over and take a mini vacation, look at some houses....

Looking to understand current market trends to start a STR / Airbnb in Tobyhanna, PA. Is it already too saturated? Are listings here profitable? Any factors making the area undesirable for this type of investment?

My father and I bought  a Vacation home in Florida 7 years ago for $500k and purchased it in an LLC ..

By the time they finish building it anyways the property values will have likely doubled at the rate we are going down here... and a new vacation home is never a bad thing lol
