What I do is I keep 3-4 commercial banking outfits on back up in case I need to take out this line of credit and jump ship.I basically dump in all excess income flows into that bucket to greatly knock principal down.Since interest is accrued daily after 12:00 AM each day it allows interest to constantly be calculated off a lower principal since there are constant flows going into the account through out the month.

Recently closed two deals with conventional money, but using HELOC funds to renovate/outfit properties for STRs.

The larger wholesale outfits in my area always do double closings.

I needed some work done and the bigger outfit had a whole maintenance team.  

I also second @Andrew Steffens on the Orlando STR market...I would think more than twice before considering a costly property purchase and design outfitting of the property in Orlando! 

I will also bring you the money while wearing a clown outfit and toting balloons.  

Realistically, you could hang your license at a brokerage and do those contacts when you’re not busy with your current wholesaling outfit.
