J Scott threatening litigation against people like these is never a good idea, particularly when its a bluff. if the work was done right, ( or not at all), licensed or not, no " damages" actually exist...and lets say a miracle happens and a judgement is granted. ever heard the one about blood out of a turnip?....

There may be other issues that come up, like judgements against the seller.

An unpaid judgement is a bad debt.  

Even the big boys can let their emotions and excitement cloud their judgement.

A deficiency judgement is not the same as a BK discharge.

Yes, I look at DTI (43% DTI for FHA) and I look at recent collections, tax liens, judgements, BK's, etc.If they have the down payment......who gives a crap???

Or a previous landlord might say they were a great tenant but never dealt with the tenants personally, maybe a handyman or work cared for the tenants.I think a better judgement is length of stay at a property, income, and background checks.

They probably would be hard to get a judgement against as they're a self-employed counselor.
