I've been running a lot of numbers for properties in my area and what Jonathan Greene said about uneven MF houses is making mathematical sense to me.

Included in that was hiring a courier company to run a cashiers check to the foreclosure trustee the morning before the sale literally getting the check there within 30 minutes and then have the sale cancelled record my deed and on we went.

I recently financed three new builds in the Jasper area near Big Canoe and I'll be heading up with my family shortly after Christmas for a "tour".

I was able to negotiate about 10% discount that was purely circumstantial, I'll let time do the appreciating passively instead of running a 6 months construction project with holding cost.

Like the push to get tiny houses accepted and zoning changed,   a "cleanly well run rooming house" business model has yet to get much muninicipal acceptance tracktion.  

Whereas the majority of the existing clients have stayed with you, but the whale client is with the ex-partner leads me to believe that if this heads to any type of judicial setting that no damages would be awarded.

You can outsource and automate all you want but when you run into your guests in the driveway and they want to talk you can't just walk away....your reviews will reflect that.I used $1100 and $437 as a real example. 

I've called regional and asked around, for Colorado, they may have to take off all drywall to check the electrical was run correctly.

E.g. you could have adjustments for extra garage, carport, bedroom, etc.So when doing Comps for a typical wholesale or Flip deal how many of these adjustments do you typically run into?

If it is, I would do whatever I could to get good paying tenants in there right away,  If it is vacant, you are going to be running through cash like water through a sieve.
