I thought back to when I started my business, scraping pennies together to open a gym, and had someone offered this type of group for gym's back then, I would have said "Thank you no, I'll figure it out on my own".  

It's a relatively large house 3-bed 2 bath upstairs plus an unfinished walkout basement with a bathroom and a home gym.  

You could also include a yoga mat, free weights, and other small gym items in the closet and let the guests figure out where they'll do yoga.

Large facilities like Oakwood have scaled amenities like a convenience store, gym, conference facilities, pool/spa, and networking spaces. 

Something didn't add up to me because the dude is a gym teacher.

The building offers full-service amenities, including a 24-hour doorman, onsite management, a pool, an observation deck, a children's pool, an indoor playground, a Jacuzzi, tennis courts, and a yoga & gym facility.

I compared them to an elliptical at the gym - I can only wonder how many people fell off those steps. 

Note the difference is less at lower LTV.My point is not that HOA fees are outrageous (I believe most condo associations are good stewards of the fees) but that you may not need many of the items included in the HOA fees (pool, gym, BBQ area, etc).
