What concerns me most is that statement: "I have yet to have a conversation with a seller"Here's the truth: It'll probably take talking to 50-100 prospective sellers before you even have a shot at getting a deal.You don't get to change that.You do get to decide how long you'll take to get those conversations completed.Reach just 1-2 sellers per week and it'll take you a year or two before you get a deal.Reach 10 sellers per weekday, and you'll likely get a deal within a month!

OMG, 3 full days during a work week without it renting?

We were able to work a deal in the last 2 weeks before it was finalized, we had to pay the max amount of interest for back taxes and water bills and liens on the property.

Hello Everyone,I've had a few interesting conversations with investors and real estate agents this week, and it got me thinking more about the relationship between property managers and their clients.

We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.But he is NOT a good photographer LOL. here are some progress pictures .Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract._________________________________________________________________________________________________________________________________________10/12/2024.

The last time we failed a section 8 inspection was approximately 30 properties ago and then passed our second inspection on that failed one with flying colors a few weeks later.

They are both hi-tech workers in Dallas and are able to work from home a couple days a week.

I also have ownership in a general contracting company in Wisconsin that does single family restoration where a $50k flip job can be done in a few weeks.

Even two weeks of turnover and cleaning will be worth the mental sanity that a stable good paying tenant will bring you.
