It is tough, however, when sellers think that offering with furniture has value and you don't. 

However, if you were to recommend a top 3 of learning material you wish you had when starting out, what would it be?

Well if you back the moving truck up the day you close you will have a tough time proving that you bought it with the intent of holding for investment use. 

I have one that I dislike this 10 years ago and had to repaint it once but it’s holding up nicely. also, where I’m from there are stores that sell used building materials.

From an investor standpoint it is very tough right now as there are not of a ton of good deals out there.

just to be blunt... it's a very tough market for cash flow right now with both prices and interest rates high. 

However, I have been trying to figure out possible creative financing options to build more without having to sell, but I cannot seem to find a lender willing to do 100% down on land and construction even though the LTV would be below 50% since I can basically build for costs of material plus minimal labor by doing almost all of it myself , with a little help here and there.

Your lawyer should be able to go after the home inspector and previous owners if they hid a substantial material defect.
