They currently are selling 3/2 homes for about $150k and rent them for about $1,250. 

This cost will be due March 1st and deducted from any payments before any rent is applied.

You can look on websites like https://www.corporatehousingbyowner.com/search/United-States... and https://www.furnishedfinder.com to see what similar houses are rented for.

Or, rent growth is assuming 2020-2022 type market conditions.  

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

If you are thinking of renting, then that wouldn't make sense.

I will also emphasize the importance of keeping at least 5% of your gross rent income and allocate it toward emergency situations each month.

I've been investing in real estate for 10 years and have purchased and rented 50 sfh's and duplexes.

Renting to only Section 8 now is possibly the best course of action if the rent you are willing to sale is low enough.
