With the foreclosure now pending does anyone have any advice on how I can swoop in and get this property?

However, most investors (I'm not saying this includes Rich) would fight giving the property back to the seller and would thus drag their credit through the mud while the lawsuit was pending.

Elements, while more durable (pending the heat source) are typically more expensive to replace.

.:, Realtor.com is far superior if you want to see homes actually on the MLS.I just looked on Realtor.com and next to House for Sale it has a red square that says "Pending."

A possible deal breaker / ball buster: Cash buyer ready to go to contract and offer pending acceptance included my home based ornamental plant nursery biz (Ebay 'PowerSeller' online store, website, the works) plus attached greenhouse, attached nursery stock inventory, attached equipment, etc.

activity at my duplex and all sorts of crazy industrial junk stockpiled in my yard, now I can't even get my own car into my own driveway.Today the PODS storage bins came but could not get in since the tenants have parked 2 pickup trucks in the driveway and refuse to move them.The lease clearly states NO driveway parking, but they are in gross breach and an eviction is pending but what about in the mean time, I need to get my things packed and moved to my new home *BEFORE* closing.. and now the buyer won't commit to a close date until the house is visibly vacated =LAnd meanwhile,  meth(?) 

How strong would you weigh a comp that is marked as pending in your analysis?
