They apparently got an eviction judgement that was supposed to be executed last Thursday (1/6) but it has been delayed for a reason I’m not aware of.

I think you should add some criteria on minimum credit scores, yes/no to applicants with prior evictions or unpaid judgements, allow smoking yes or no.

I really want to make good data driven decisions here and not let emotion and hope cloud my judgement. 

If someone sues you for something in the LLC, or out of the LLC you are screwed either way because it is simple to get a Charging Order to satisfy a judgement to get any interest you personally have in the LLC.
