Sounds like a great place for a gym, cafe, or office space. 

Down the street there are several hundred new units that have come on line in the last year or so.Apartment complexes usually have swimming pools, gyms, and on site maintenance that people are willing to pay more for than a duplex.

Usually if HOA increases by a large amount it is usually only a result of a large capital improvement or assessment (think pool, gym, clubhouse major rehab).

I have listened to a bigger pockets episode with him, and a guy at my gym is into wholesaling and loves him.

I would advise being in one of the resort communities that have great amenities (pools, lazy rivers, game rooms, theaters, volleyball, gyms etc).

@Tamir Segal There is lot of new apartments coming up in Madisonville/Kenwood/Silverton Corridor so know that your rental will be competing with the newer facilities with pools and gym etc. , ideal situation would be to invest where the rental market is strong but no new construction to curb the demand , supply needs to be low all the time .

There is also a preschool and they rent out the gym for weddings, meetings etc.

The property woud be managed by a third party hotel management company, and offer many ammenities like mini-market, restaurant, coffee shop, gym, wellness center.

You cant find an existing home for sale for same price that doesn't need extensive work and that comes with same assurances, let alone a brand new home, furnished, with amenities such as pool, gym, taco bar, steps to ocean, shops, and the sound.
