My father in law was just telling me that he had a place that someone broke the outside spigot by using it in freezing weather and not draining it so he ran out, cut the pipe off and threw a sharkbite cap on it to fix it until spring.

I have had an excavator go with me and he has stated that he can fix that and create a drain field without problem.

You have a duty to give proper (written) notice, and to mitigate the damage within reason if possible.Where is the air conditioner and/or condensate drain line in relation to the wet area?

My client has the property from hell, with an old-school forced air furnace.....I was able to get them great tenants at a great rate..... only to find the blood sucking heat drain it all away....Bills go up to $500/mo!!!.....

Also, 10 years of negative cash flow is absolutely draining and is the reason I look outside of California for cash flow.  

The robo adviser service that manages the portfolio says I have an excellent chance of never draining the balance down to zero (meaning I'll run out of time before I run out of money, which will make both me and my heirs happy).I keep the proceeds of an asset sale I made a few years ago in a high-yield FDIC-insured savings account that is paying a 2% rate of interest right now.

The exit strategy's for if the deal turns out to be a negative, a bust, and is draining your finances rather than adding to your pockets.

.- Toilets and Bathtubs  often would drain no matter what I tried. 

Found out that the HVAC condensation tube was running to the outside gutter drain (previous owner did this) and unsure why this didn’t show on my inspection report... so, the pipe froze and backed up moisture causing the electric pilot to burnout.
