I wrote an e book called "perfect storm" it was for Aussies that were new to US investing and just did not know the little gotchas that are glossed over.. you can find it on line usually somewhere at least one person said they found it there.. 

Do not do anything at this point, such as giving a 3 day notice, as such could be viewed as retaliatory eviction.I am a real estate attorney in Southern California and am happy to have a complimentary consultation with you. 

Lot of great advice here ... just wanted to add a few more:- Offer complimentary Wi-Fi- Provide covered parking- Upgrade appliance fee- Install solar screens- LED lights- Install sensors for exterior lights- Roof top desk rental (specially if has a good view)- Pet rent was mentioned but also offer "Dog walking", "Pet grooming" service- Pickup/Drop off  Laundry service

I have already starting reading the e-book on real estate investments earlier today. 

I picked up a couple of BPs ebooks so now I'm here to see what the website has to offer.I am unsure what path I'd like to take in regards to real estate but it's nice to hear all the different stories of how people got started.
