When I have a tenant depart and new tenant about to come in, I want to make sure I do the due diligence to find out what is the fair market rent for my property versus my competitors and I can do that on different various sites by looking at homes that have been recently available and are available now and just like anybody else create my own rental comps and price my house accordingly.

Some of my "competitors" will get a house under contract with no intention of holding the agreed price and then on the 30th day of their 30 day contract, they come back demanding a huge reduction or they cancel out the contract.

ME’s seacoast sold out nearly a decade ago so that ship’s long sailed, but we now have the parallel challenge of investor capital driving up home purchases and/or cash buys from deep-pocketed investors with no need for covering typical mortgage overhead and trying to squeeze out competitors by renting out at loss-leading ADRs (news flash: that didn’t work so well for ride-sharing and won’t with STRs either).
