Much of the federal land out here in the west is used as range land for ranchers, oil and gas extraction, logging, mining, military training, recreation and conservation areas, etc. so it's not like it's not being used.

Some say a pool will trump a view and I tend to believe this, but if you have an epic view then it may tilt the other way. 

However, with Mexican food being popular in inflationary times due to its perceived value, Darden believes Chuy's can grow sustainably without needing to become a full-blown national chain.

More than this, I have to fall gracefully because I cannot lose face infront of other investors because I do not want to lose out on future opportunities if people believe I am not handling things well.

I believe they want to keep investors from buying up the properties.

So we have 3 buckets in my mind - SFH sale (basic), developer sale for the size of land (new to me), business sale (home + business).The most value would be in selling home + business I believe but I have no idea how to market/find potential buyers for such a thing.

What my company believes is a C class neighborhood, could be classified a B class by other investors and vice versa.With all that being said there are a few easy ways to start classifying neighborhoods.   

Imagine giving me $20k and I give you $1,000/year back and in 10 years it “paid for itself”   You don’t use it for an investment  you use it to punish oil producing countries that hate us or to show your neighbors you’re better than them  :-)  Usually it’s a horrible plan for rentals because you either have to charge higher rent and include the electricity or charge a flat rate discouraging them from saving power.

However, I believe partnering with other syndicators (i.e., proven syndicators w/ track record) raise money for their deals is the next best move.
