I would hire a pro and be there to observe and learn for next time. 

I realize that this includes damages to the unit, , things that need to be replaced, but I feel like I am being too detailed in my observations, for example minor marks on the wall, would you report that?

Any updates on folks in this threads purchases or observations while looking is appreciated.  

People pay more for more and less for less, usually - for now just stick with that until you are more experienced and savvy.Per the link provided by the other poster, I observed $1400 in rent is towards the high end of the rent range.

I attended last year, just to observe and learn. 

I was just wondering if anyone else has ever experienced or observed that as well.The big city I'm closest to is Detroit, and I compare the responses there with what we get on the surrounding suburbs.I've also noticed that very few SFR's in the suburbs sell FSBO, and it's the complete opposite with the city of Detroit.  

Kind of like asking your flight's airline pilot to teach you to fly.Read BP posts, buy books, take action, study, talk to people, sit around courthouse observing hearings, pull case files, knock on doors, go to seminars.

I thought the same thing myself, but my observations since I left the faith simply do not support that.
