Wondering if you've run into any compliance hurdles... 

While doing so long distance is possible, it can create other hurdles, not just logistics.

Here's the reader's digest version:They do not have a written agreement (and at this point cannot agree on one)She wants to sell, he does not (he is not on the mortgage but is on the title)Tenants that were month to month are moving at the end of the month, no rental listing existsTo get the property, he put up a down payment (over $50k), and she secured the mortgageWhat he wants in a buyout or sale is unreasonable (after lawyer review), and even though they still cannot agree on a partnership agreement, he wants to list the rental and get tenants in ASAP.

My biggest hurdles right now are money for downpayments, and I know there are several lenders that will do cash out refis but I'm trying to find another way, and not having history as a business since I just started my LLC...

My question/request is looking for some BP members who have recently(ish) completed their first or second BRRRR from a distance, and getting a feel for how you overcame all of the mental (and operational) hurdles?

While implementing this may have some legal hurdles and we are still far away from widespread use, we believe the benefits will outweigh any challenges to adoption.

Here are the constitutional hurdles I see:Commerce clause states that the Federal government cannot regulate intrastate commerce. 

@Melissa S VrobelI don’t fully follow when you said a new investor is asking $2,800 and that is unreasonable?

Coming from the town myself, I understand the problems they caused, but the solution is to address the problems (partying, unreasonable traffic, poor upkeep) and still allow the use. :/  

Id like to connect with people if possible.I learn more everyday but getting started is more of a mental hurdle than financial... looking to buy and hold with a 7-10 year plan focusing probably on West side of Cleveland.
