Capital loss carryovers can only offset capital gains, which usually come from assets like stocks, investment property sales, or business asset disposals held for over a year.

You can do a cost segregation study on pretty much any property you own as an investment. 

It's at this point many exit the real estate investing business. 

@Doug Smith Yes, I put 25% down on my last investment which is what was required by my lender, whom I like.

Hi Bruce, i'll start by saying i'm a mortgage person, so please understand the context in which my response is coming from. you'd need to create CC&Rs/bylaws and establish an HOA in order to do this.
