First two sentences seemed most important out of the whole post with the least amount of detail.

So if you work a steady job for an employer, in ONE sentence or just a couple words, what do you do? 

***Make sure you have good voice inflection on your last sentence***If no answer: "Hello Mr/s _____ I was just going through my planner before I retired it and saw that we spoke on the ____________ about your home at _________ which really peaked my interest.

If our plate gets full we have other investors we work with as well" Last sentence I only use if I feel it is necessary.

You put the limitation right into the sentence. 

I agree with your post except for one sentence.

There's one sentence in there that I don't completely understand.

I submitted my POF with a simple screen shot of her account and a quick sentence saying "she was committing the funds to the deal and understood there was no contingency", which she signed.
