in crown point ( nice little town poised to do well given proximity to Chicago) you can just buy a rental home on MLS.rehabbing locally is much safer than trying to do it afar.. if you have never done it.. doing it out of area brings on serious risks.. that get glossed over.but you buy a semi beater.. you guys paint it put new floors in etc.. this can easily be done were you live.

When you think about it, the seller is ultimately determining what you're going to make, as the price to the buyer should be semi-fixed according to the formula: Buyer Cost = (ARV x 70%) - Rehab Costs.

The discussion is open to all ideas and materials, but so far I've learned to paint with mildew primer in the bathrooms followed with semi-gloss paint, go with American Standard Cadet 3 style toilets, install commercial grid drains, still on the fence about high end laminate flooring or wood style tile, etc. etc.
