We spent "just" $55k on it, and did things like -* New kitchen* Jack the house up (Foundation was failing)* New mechanicals (plumbing, electric, HVAC)* Sheetrock* Roof* Landscaping* Shed out back* Paint* 2 small bathrooms, gutted out and refinishedThings we didn't do -* New doors* New windows* Sand and refinish floors (We just did a buff and shine treatment)This was a lightweight rehab.

Have a contractor suggesting I use solid bamboo as you can refinish over and over again and it is strong as nails. $1300 for a very small living room.

My house I am rehabbing now has vinyl tiles in the kitchen, when those need replacing, I'll go with commercial vinyl tile in a large square, and I'll replace the vinly in the bathroom at the same time.There are wood floors in the living room and bedrooms, one room needs refinishing.

All in all the house appears to be in pretty good shape, it needs a new bathroom and kitchen as well as some freshening up (new windows, painting, floor refinishing, etc.).
