Eliminate outstanding debts/save money and keep working out the flabby financial muscle part of my brain!

You could also add ach debit that would directly pull the rent on on the 1st and deposits into your account without having to give out your account number.   

This had everything to do with attracting long term renters who were not too much of a head ache.

The bank would not except a Deed in Lieu from the owner, probably because its too much of a head ache for them.

Maybe ask the property manager if they support ACH so you can automate the payments and not have to deal with the mail system.

We do have a bank there but there are limits for ACH transfers to our main checking.

I don’t see it...to me it’s pretty easy to print out a report, or show ACH deposits.

Tenants on the Pay Day plan MUST use a form of autodraft or ACH to make collection seamless.  

She has become "the onsite muscle" and gets onto them and collects the checks - that is who she is and she is gaining that responsibility experience in that way.
