Does anyone else find it ironic that the criticism of undercutting sellers is coming from a HARD MONEY LENDER!!?

In either case, they can't be applied to all cases.My takeaways:1 - Your takeaways should have been understood long before you "jumped in".2 - You probably missed many more important takeaways than the obvious ones you mentioned.This post wasn't meant to criticize you, as much as it was to warn you NOT to continue "just jumping in".

Just try to be less critical when people do good job for you - Nobody will manage your property as good as you do but 80/20 is better than 50/50 or nothing at all.Good luck!

I guess I don't really know where else to turn so I figured I'd come here to at least get some criticism. 

You left out critical expenses you really need to account for.
