I think to truly sell yourself and be an amazing PM you have to be in it for the right reasons.

Lastly, unless you own the property outright, moving it into an LLC might be an issue with your lender.

for up and running established wholesalers this may not be an issue but for those starting out they will be hamstrung without being able to advertise.

Keep in mind it probably won’t be an equal split, because the person with the money is taking most of the risk.

I say all that to say, I think it may be an easy sell to an investor.

All standard commercial mortgages include DSCR, calling an assisted living facility mortgage a "DSCR loan" is like calling a home loan a "DTI mortgage," or calling a cup of coffee a "caffeine coffee," or calling a gun a "bullet gun." 

It can start with coffee and lunch but you can really pick their brains on all those aforementioned issues just for free.

Depending on what one can defensibly argue for the allocation of the sale price, it may or may not be an issue.
