If you check out some of the yellow letter mailing companies they seem to have templates displayed which you can borrow from what they're showing.

@Chuck GreenfeldTanya, the major credit agencies are linked cross-border (Equifax, Transunion) and many of the service bureaus - such as TVS listed above - are able to pull credit histories in either country.  

Its an attractive area as it borders Brooklyn & Queens and is in walking distance from the J, Z, and A trains.

In coordination with a pre approved lender, this is one way to drive eyes and foot traffic with an incentive that displays seller consideration.

It is somewhat arbitrary because at the border line one more condo rented can swing the entire complex into unwarrantable status (and vice versa).
