From what I can see around here it is a landlord friendly state so when you turn your prop into a rental you should do well as long as the numbers are good.Acquisition is all about entry price.

You can talk to the bank about a loan; however, my bet is they will want some form of contract and scope of work and will only pay him at set milestones.

There is well developed case law that points to a guarantor having to receive a benefit in order for the lender to hold them accountable in the event of a default etc.
