I am thinking of using an apartment or condo to eliminate my commute four days per week and making it available on weekends for STR.  

Learned a lot about the process while property is under contract (coordinating home inspections, appraisals, getting documentation to the lender, etc) I should have locked in my interest rate two weeks ago before they shot up recently!

We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.But he is NOT a good photographer LOL. here are some progress pictures .Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract._________________________________________________________________________________________________________________________________________10/12/2024.

2 weeks after joining, i got my first deal.

As a GC by trade, I have subs every week pushing to do more in a certain area saying 'You can just charge more for the house.' 

I’m setting a goal of analyzing two properties per week to start and will build from there.

Hello everyone, 1 week before closing, my lender notified me I need to pay a 10yr old out of state tax lien to get funded.

I have one more under the contract now there which closes in oct first week too.
