@Kyle Rucker- thanks ....you will have a tough time locating a 2nd loan for  180K +  ....Ask the realtor you are working with for options ...Make sure that the lender holding the FHA loan will be able to approve your assumption  request  ( this can be a long drawn out step ) .....if you do find a 2nd mtg - compare the fha loan and 2nd mtg  to a  simple new FHA or conventional loan as there may not be a large difference 

Finally, make sure that your short-term rental (STR) meets IRS requirements and doesn't get classified as long-term or this could prevent you from leveraging this tax strategy event though you are materially participating in property and it was placed in service.

If not we replace and charge the customer for time and materials.  

Timing a 1031 exchange can be tough, especially in a fluctuating market.

Material prices have gone up so some may charge 4-5k as well.

I tried with NREIG and they told me its tough for them yes.

no one really wants to hear this though... they want the shortcut.there are also ways to recycle capital, like the BRRRR method, which works but is tough right now with interest rates so high and deals tough to find (and 10 other things, but those are big ones). 

Pete has been tough and seems like nothing will cashflow.Just looking for some advice to get started.
