The issue I have is that I have some credit card debt thats holding me back making it very hard to save for capital for a down payment.

Tenant also showed up at court without a lawyer, showed a lawyer's business card (claiming his lawyer) and requested to have a jury trial.

I don't even have a credit card yet, but I probably should to start building credit.

So I started with making a few play around business cards on vista-print.

So find out if he even has an interest in selling first. if he doesn't want to sell not much you can do but make sure your business card is on the desk.Good Luck!

offering to cover realtor's fees, provide gift cards, etc. 

You make yourself the manager of that LLC, you move the money from the IRA custodian account into some business checking account, and you, as the manager of the LLC, have a checkbook and debit card etc. for the LLC account.

If not, get that and dispute anything you don't like such as a credit card with late payments, any collections (paid or otherwise), and anything that is not yours.

water and food shortages, public transport etc etc etc....have some compassion and make some temporary concessions on being a strong businessman and landlord.I would basically give them a one time "get out of jail free" card for late payment.... make it perfectly 1000% clear that this is a one time deal due to extreme circumstances...don't try and push it or there will be an eviction started.If they have been a good tenant and have had the respect to give you the "heads up" that they were going to have an issue paying on time, that counts for something with me....I know this is business and when you give an inch, tenants will often continue to push the envelope and take a mile...if they see you are "soft" they will exploit it.....but this is an extraordinary situation that just doesn't fit the rules.......
