I would be more concerned with where the title to mobile home was - was it retire and put on the property or is it still personal propertyThere is nothing you can do to make it compliant, if the loan has been current for 12 months then you have ability to repay because they have consistent pay history

All have been returned by USPS not received although notices were left.It is my understanding these certified letters are useful in small claims court by  showing a history of notifying and requesting they trim their trees.

Now if your going to say well you can always do creative financing and get seller financing well yea I guess I could, but I think that would be extremely difficult for me seeing as I have no track record and the seller would be less likely to do that considering that I can't demonstrate that I have a history in the business of honoring my deals.
