I don't mean to scare anyone away from investing here, but we do have a lot of central city residents who take great pride in their homes, even in the areas where the local paper's online "crime map" has all of its little dots concentrated heavily!

With that in mind, you should concentrate on lots of other factors first, location being prime.

They are rezoning flood zones right now and I would concentrate on areas that have no issues.

I've just been avoiding the big markets and concentrating on small niche markets with a diversified employment portfolio and growth trends. 

I hope this turns into a community-building activity, and it just might concentrate most of the dog poop in one area.

I'd rather go in the office tomorrow, in a suit and let the broker know I want to work as an unpaid intern and that "I'll do difficult, time-consuming work so you're able to concentrate on more revenue-related pursuits" and "I just have to be taught it, and I'm intuitive.

Based upon many of the forum discussions here on BP, I'm going to initially concentrate my search in the area of Kansas City, MO and/or Indianapolis, IN.Since I live in AZ and am not familiar with either of these areas, I think it would be in my best interest to visit them and get a better visual understanding of these markets. 

Your profile lists you coming from Kirkland, is North Seattle the area you intend to concentrate on?

It does not solve your problem though.I would concentrate on  getting them out based on the reason you are evicting them.
