For my South Bend 20 unit and my Berwyn 9 unit, I personally ended up using US Bank.

I ended up having to go the PM route once my partner and I acquired our 20 unit in South Bend.

I have banked with the same local lender for 10 years and they absolutely bend over backwards for my crazy requests. 

When I purchased my South Bend 20 unit, it was a lot more challenging to find information on the cap rate then when I purchased in Berwyn which is in the Chicago MSA.

Hello BP'ers, Can anyone recommend a handyman in the South Bend IN area.

Most of the contractors that I work with are now like family and bend over backwards for me and my clients because of the business that I have given them... it really is about finding solid people and building good business relationships.

But this was a very big deal to me, and there seems like good reasons to believe numerous parties in it had something to gain by bending or breaking rules. 

I have a property manager for my 20 unit in South Bend, Indiana, and I can attest to the value of property management when you are not local. 

This past year I ended up purchasing a 20 unit apartment complex in South Bend (out of state), and a nine unit apartment complex in Berwyn.
