I was not getting any solid signal about rental occupancy rate either and from a property appreciation point of view, I felt there was hardly any skin left in the game for me. 

Typically an agent is not required to go over the appraisal, view the inspection report or even attend your inspection.

Perhaps having your architect draw up a prettier new sign in a place on the neighbor's property that does not affect the view as much- and you offer to open your wallet and build that sign as well as tear down on the old one.

The views are much better than in the pictures… the cheaper, smaller of the three sheds needs its door replaced (it’s a little bent).

With regard to your current property, I would view it through the lens if your buyer who is an investor.

Also, don't expect straight streets - the roads look like spaghetti dumped on the ground from a birds eye view as the developers wanted to make as many lake view properties as possible.
