Admittedly, pricing will often account for any major items, and I don't believe this is true in Sandy Springs, but there are some areas that an interstate cuts off a small part of the neighborhood, and so labeling the neighborhood as "good" may be true for 90% of that neighborhood, but if you are in the 10% that is on the "wrong side" of the interstate, it can be a totally different market.

Additionally I want to keep reserves for small cosmetic Renovations as needed.

However, I cannot speak to apartments, as this depends on the individual complex.Additionally, we are finding a small number of properties for sale where the seller is willing to contribute to the buyer's closing costs.

If you are looking for a mortgage for a home or small multifamily and you have a W-2, you will find options. 

Even better if it needs some updating, and better yet if that's enough to get yourself a small multi in your market. 

This may be what a small percentage of experienced investors or introverts want, but it is not what most buyers want and it is certainly not in the best interest of the public.
