Flips are good, but you definitely want to know what you are doing, if you can find a duplex that fits your family and needs work you could get the experience fixing it up and making it really nice for your family.  

Could you fit shower on back wall, toilet where door is, then sink closest to you?

The other lesson I learned is that the right fit for me in this investing process is to long term hold the properties I purchase, rather than flip them, unless market conditions are so good that flipping makes sense.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

So I may not be a good fit for what you're looking for if you want a local tax office location to walk in with your paperwork.
