We’ve planned to use water friendly fixtures throughout!

Keep improving the fixtures, furniture, etc.

What I'm leading to is that if they're removable, can HOA accept that they'll be removed once you physically move if they're not a permanent fixture? 

This property is a condo that needs rehabbing (kitchen, bathroom, flooring, paint, hvac etc) down to lighting/plumbing fixtures. 

In the process of planning the install of new HW heaters, 1 bathroom rehab, some floor refinishing, and cosmetic repairs (light fixtures, curb appeal foundation plants).

What upgrades brings a higher appraisal (I know there are other factors like comps).This is for a BRRRR property that's rented but recently acquired and still had halogen bulbs and brass fixtures, just to give an example.

LOL @Jay Hinrichs "sounds like the clothing optional places" was exactly what I was thinking.No kids/pets isn't my cup of tea personally (I could field my own soccer team and my bird dog is my BFF, LOL), but I can totally see the attraction.

As a rental, I'm not always big on fancy fixtures.

There was one full gut, and the rest were heavy cosmetic (cabinets, floors, paint, fixtures etc). 

New flooring, fresh paint colors, new plumbing and lighting fixtures, but preserved the original charm.
