So long as the owner retains authority to make decisions, the individual may show apartments and provide information on rental amounts, building rules and regulations and leasing determinations.The above exceptions suggest that an owner can hire an unlicensed person to take certain actions.

If someone offered you 3 contracts (not properties because unlicensed individuals can only sell contracts and never a property or else you are asking for the state board to come calling). - All 3 have an ARV of 1 Million dollars- All require about $1500 in repairs- All available for $800 cash- All have 3 Lines of text on the contract blacked out that could say anything but you are bound by it.Would you sign and send in the $2400 in cash to take those contracts?

I read about this all the time and see it in so many houses to so many peopleI hate to say it but you may have to pay all out in cashit is a waste of time to get blood out of this turnipit looks like you don't have a contract with a licensed bonded insured contractorI don't know what the contract law is in your state but get ahold of a paralegal and see what you can find, they are a little cheaper than the 150hr lawyers and are the ones that know the laws and where to find themHopefully you have a decent insurance company that will back you, but in many cases, your the homeowner and it started with the home owner so the homeowner is responsiblein some states it is the owners responsibility to pull permitsreport him to the contractors board for working without a license, they may also have some avenues to help your causesorry for your mishapnever hire unlicensed, unbonded and uninsured contractors

I would always pull a permit, it depends on the state and sometimes the local enforcement what type of work can be done unlicensed.
