I am looking for GCs that can do SF and MF, can do a new building on raw land, full rehabs of beat down properties, and touch-ups (I like the lipstick metaphor), and require little supervision.I also really like @Johnie Hopkins original four points: 1. provides estimates of rehab works that come reasonably close to actuals (firm bids would be a plus),2. is able and willing to do cosmetic work as well as studs-deep rehabs,3. has a dependable crew(s) and is known to hit targeted completion dates,4. is knowledgeable of Houston / Harris County permitting and inspection requirements.Please PM me or email!

I didnt provide clear enough guidance to my contractor on every last detail and the expectations of the finishing touches I needed.

(And as a conservative investor I personally would never touch any of the Cardone deals, for multiple reasons).Asking for total returns on this is like asking for the total returns of someone who invests in hedge funds (and expecting it to apply to your own experience).

This means more than just providing a clean space; it involves thoughtful touches like welcome baskets, local guides, and amenities that cater to your target audience (families, business travelers, etc.).

Get a hold of them and they can put you in touch with retired execs that can help you put together a plan.

In marketing its true that great data makes getting sellers to respond easier, but an investor who invests in 6-8 mailings, SMS touches over 8 mo to a year, consistently hits a list pulled once some 8 mo prior, repeat mailings, will get deals too. 

You supply a job locally and the housecleaner adds their own touches.

I haven't rented the units yet as the final touches of renovation are still taking place.
