Your best bet is likely going to be trying to figure out some sort of seller-financing, or bring on a partner to the deal that can supply the additional cash. 

And if all or most capital was lost, many investors would label the sponsors as crooks.But these labels are all wrong, which is why the idea of a ranking list presents problems and could lead to poor sponsor selection.

You could do a selective cash out refinance on one property to give you tax free living cash.If you do sell you'll want to do a 1031 exchange if you can so that you can avoid tax on all of your gain. 

Good luck trying to get the tenants to absorb some of the costs.It was on me not knowing that the market did not support a sort of bill back for the asset that I owned.Commercial brokers and property management companies in the area can also help you
