I did some research and it was in foreclosure last year, but it may have been for an equity loan.A certificate of title was issued and he completely remodeled the house.

in my area you need a certificate of occupancy which is inspected by code enforcement and they will tell you what needs to be done to recive the certificate of occupancy.

Otherwise you could be in a catch 22, where you can't evict because you don't have a lead certificate, but you can't get a lead certificate without the tenants cooperation.

All that was needed to remove my dad and his wife from the deed, was a copy of the death certificates and the OK from the administer of the estate, a sister.
