Most people who buy in D neighborhoods do not have the benefit of any kind of appreciation. in 2012 I sold a D-class property I owned and the amount of stress it alleviated for me was incredible.

Not sure what can be done to alleviate this risk.Anyone in this market already or looking to start?

If the rate that the tenants are currently paying is far below the market rent, then the added rent you would be collecting from the tenants that decide to stay could alleviate some of the pain you will feel from having 1 or 2 of the other units sitting vacant for a little bit.Another simple solution is to not renew leases when they come due.

But communicating with the seller (and, for that matter, the end-buyer) would seem to alleviate a lot of the issues on this forum.

@John Montgomery To alleviate the issues of high water table, the plan is to trench and install a sump pump system and divert any future water away from the property.

Thought I'd share my experience with insurance covered housing (not ALE Solutions directly) to see if this alleviates some of folks' concerns. 

This alleviates the unit being open for an extended period of time. 

The state is already massively overcrowded in the cities and you don't alleviate the housing shortage by converting some SFR's to multi family.

I have run into situations where sellers are ready to sell but they don’t want to give up the cashflow, or don’t want to pay a significant chunk of taxes in the year they sell, these concerns can be alleviated with seller financing  

Also, is you do right by each party it can lead to a referral or more business down the line.At the end of the day @Josue Velney hit the nail on the head, you are a problem solver and your focus should be to alleviate the problem that the seller has with this property.
