What are ways to find motivated sellers?

There are a few larger rehab companies in the area who can afford to flip homes at a lower margin that your typical one-man rehabber/investor.For speaking with motivated seller off the MLS, I think 70% of ARC minus repairs is the best rule of thumb.

The seller is "quietly" motivated and wants to sell a house that he rents out.

I would imagine people could use it as motivation or just a nice thread to look at and or get news from. 

They charge by the hour or project to provide UNBIASED advice, not motivated by selling you something.  

Having all cash should give you a great opportunity to buy at significant discounts from motivated/desperate Sellers, but, will still require you to be CAREFUL with your due diligence, because once it's spent, it's spent!

I don't like to step on the toes of those who promote the "yellow letters" concept of finding motivated sellers - but in my opinion they are missing a key element in their marketing.

The place is going to cash flow very well partially because the seller is very motivated and we're getting a great deal.Besides the 3 one bedroom apartments, there is a fourth unit that used to be a rinky dink grocery store back in the early 80s.
